Craftsman, North Monrovia circa 1907

This is a wonderful Craftsman home build in 1907 and designated as #28 in the Monrovia Historic House Tour Book.

In 1925 it was converted into three 2 bedroom, one bath units. At the time of the conversion the front porch was enclosed using very poor workmanship, used lumber, concrete, and metal sash windows. The property had been neglected for at least 50 years. The rehab included: restoration of the entire front of the house including custom milling to duplicate over 800 feet of siding and 1,000 feet of the four types of interior and exterior moldings originally used. It further included 35 new double hung windows, a 36? front door made of quarter sawn oak, restored authentic period door hardware, some electrical wiring and copper plumbing, central heat & air, cabinets, and 3 new kitchens each with a dishwasher, clothes washer and dryer. The downstairs unit includes a breakfast room, large formal dining doom with built-in buffet and 9 foot coved ceiling, large living room with 9 foot coved ceiling and a pocket door to the formal dining room. There are 2 decorative only fireplaces. The door hardware is original beautiful copper plated and embossed circa 1907. Some new exterior concrete flat work and a new lawn sprinkler system were also added.
